If you own any of the Palos Verdes homes in Southern California, you need to know about AB-38 and how it will effect your duty as a seller to disclose properly. Oh, by the way, I know I misspelled "section" in the intro :)

One thing you have to understand first of all is that the entire Palos Verdes Peninsula (cities of Palos Verdes Estates, Rolling Hills, Rolling Hills Estates, Rancho Palos Verdes and the unincorporated area called the Palos Verdes Peninsula) is located within a "High Fire Hazard Zone". That triggers the disclosures referenced in this video.

The links referred to in this video are as follows:

state information: https://www.fire.ca.gov/dspace but use THE FOLLOWING LINKS for Los Angeles County

information: https://fire.lacounty.gov/fire-hazard-reduction-programs/

inspection request form: https://survey123.arcgis.com/share/ac3b9f430d31400cb793041cb749cd4b

It may take up to 7 days before an you're contacted for an inspection (there shouldn't be any cost). So if you're thinking of selling, get this done sooner than later. You don't want to forget while you're in escrow and cause delays!
