**Pending Home Sales Surge 9.6% — Is the Housing Market Shifting Back Toward Sellers?


According to a recent real estate “conglomerate’s” data, nationally, one of the clearest signs yet shows that buyer momentum is building. U.S. pending home sales jumped **9.6% year-over-year** in early May, reaching the highest level since September 2022 on a seasonally adjusted basis.


BUT IS THAT REALLY PERTINENT OR A “LIE”


What do we know about the 2nd oldest saying in real estate (next to “Location- Location-Location!!)?


That adage says, “Real Estate is ALL local!!!!!!”


Meaning it doesn’t matter what the real estate market is doing in Peoria, Illinois if what you’re doing is studying the market for Palos Verdes homes! And compounding the error, these so called “experts” then average all that data as if it’s a “one size fits all” truth. Well I call BS on all of that and here’s the proof.

What does this chart show? It demonstrates, as of 5/15/2026 (the coding I created below is such that this chart will update live every month so, what YOU see WHEN you see it will be different than on 5/15/2026) that in fact pending sales have not increased over the same time period as reported by these so called “experts”
