There are REAL problems with AI fueled Automated Value Models (AVMs).  Data is pulled from public records, but the method in which various platforms execute code to estimate what a buyer is likely to pay, is proprietary to each platform.

AI can not, at least not yet, accurately quantify how REAL HUMAN BUYERS calculate value differences between a subject property, let's say yours, and its competitive sales.  Some of these variables are value differences for:

  • quality of view

  • quality of home condition

  • micro-location within a neighborhood (for example are you on a busy corner or more interior and private within a neighborhood)

  • and lot utility (steep non-useable lots or flat highly useable lots even if gross size is smaller than a huge steep non-useable lot)

So you can see now that the margins of error can be profound!

That is why I offer multiple competing platforms so that my clients can benefit by a compare and contrast point of view.  And maybe, just maybe, from the multiple platforms, there's a number around which there is consensus.  THAT lends credibility.  And if there is little or no consensus, then "throw a dart"... OR ... have a professional broker,  like me, with over 45 years of experience reading buyer behavior to distill a number you can count on.
